Is my home a free-hold title?

Yes, all of our homes are free-hold title, which means you own your property outright with no body corporate to govern your home. We place a Residents Association on all our developments to protect you and your asset.

What is a Residents Association?

A Residents Association is a constitution set up by the developer to protect you and your asset. The association is professionally managed so you do not have to worry about any element of this.

How much will the Residents Association cost me?

The monthly fee will vary slightly between each development and if you buy a 1-bedroom, 2-bedroom or 3-bedroom unit (because they vary in floor size) but as a guide, the fees will be $100 for a 1-bedroom, $150 for a 2-bedroom and $200 for a 3-bedroom.

What does the Residents Association cover?

The Residents Association includes all of the following items; communal greens and garden maintenance, a yearly wash-down of the driveway and footpaths, rubbish and recycling charges, a manager/accountant and most importantly your Insurance for your home.

You say that the Building Insurance is Covered by the Residents Association, how does this work?

By allowing the Residents Association to handle the insurance of the buildings, we have been able to obtain a group discount which makes the insurance premium very low. We have also found a group insurance policy protects all the owners as we found some owners were underinsured (or no insured at all) during the Christchurch earthquakes which made insurance claims for attached houses very difficult.

Can the developer increase the price of my home once we have signed the contract?

No, the price of your home will never be increased. This is one of the huge benefits of buying off the plans that you get to lock in your price while watching capital gains of the housing market.

Will I receive a Master Builders guarantee for my home?

We were Master Builders for 5 years, and not one purchaser decided they wanted the guarantee because this was priced around $750, so we decided to let this go. You are actually automatically covered for 10 years under the New Zealand Building Act implied warranties. Also, all of our products hold great warranties and we will provide you with a full list of these in our hand-over manual.

Can I have a pet live in my home? 

The Residents Association allows for both domestic cats and dogs to live in the homes. The Residents Association will also provide protection around excessive dog barking to protect other neighbours.

Will any of the homes in the development be sold to Housing New Zealand?

No. We never mix Housing New Zealand with private homeowners.

How long has the developer been operating and how many homes have they developed?

The developer has been developing full-time for 7 years and developed 450 units. The developer has very good experience and a reputation to ensure you receive the very best home built on time.

 
 


The Citrus Living Price Guarantee is a guarantee that we will NOT increase the Purchase price of your new home/investment. Contained within our Agreements to purchase our homes is something called a sunset clause. This is a condition that provides that if we have not completed the project by a certain date then either you or us can cancel the Agreement. The sunset clause protects you if something unexpected happens and construction is slowed down or stopped then either you or we have the ability to cancel the contract instead of waiting around for a really long time. It also protects you against us not meeting our obligations to provide you with your new home by the sunset date, in which case you can cancel the contract. 

You would have seen in the media that some developers have used the sunset clauses to cancel the Agreement and get a higher price from the purchaser or sell to someone else for a higher price. That is not us! To protect you we have included clauses in your Agreement that provide this price guarantee assurance. Our reputation is everything and that means doing the right thing by our purchasers.
